What Size Air Conditioner Does Your Texas Home Need?

The rule of thumb you will find online, one ton of cooling per 500 or 600 square feet, is how Texas homes end up cold and clammy at the same time. Sizing is more involved than that, and getting it wrong costs you comfort every day for the next fifteen years.

Why oversizing is the more common mistake

It seems intuitive that a bigger air conditioner cools better. It does not. An air conditioner does two jobs: it lowers temperature and it removes humidity. Temperature drops quickly. Moisture removal requires sustained runtime, because humidity condenses on the cold evaporator coil over time.

An oversized unit satisfies the thermostat in eight minutes, shuts off, and never runs long enough to dehumidify. The result is a house at 72 degrees that feels damp and cold rather than comfortable. You end up setting the thermostat lower to compensate, which costs more and still does not solve the clamminess.

Short cycling also wears equipment out. Compressor starts are the hardest moment in a cooling cycle. A system that starts six times an hour ages faster than one that starts twice.

Undersizing has its own costs

An undersized unit runs continuously during peak afternoon heat and still loses ground on the thermostat. It dehumidifies well but never quite catches up, and the compressor accumulates runtime hours at a punishing rate. In Texas, where design temperatures routinely exceed 100 degrees, undersizing shows up as a house that is fine in June and miserable in August.

What a real load calculation accounts for

A Manual J load calculation is the industry standard, and it considers substantially more than floor area:

Why you cannot just match the old unit

This is the shortcut most homeowners are offered, and it carries forward whatever mistake was made originally. It also ignores changes since: new windows, added attic insulation, a room addition, a converted garage, radiant barrier, or a re-roof in a lighter color. Any of those changes the load.

Matching the old tonnage is also how the original oversizing error gets perpetuated across three generations of equipment in the same house.

The ductwork question nobody wants to raise

Equipment capacity is meaningless if the duct system cannot deliver the air. A three-ton system needs roughly 1,200 cubic feet per minute of airflow. Many Texas homes have return ducts sized for far less, which strangles the system regardless of how good the outdoor unit is.

Practical guidance for Texas homes

  • Insist on a written load calculation, not a rule of thumb.
  • Ask what static pressure reading was taken and what the target is.
  • If the calculation lands between two sizes, the smaller size with good ductwork almost always delivers better comfort than the larger size.
  • Consider a two-stage or variable-speed system. They handle the wide gap between a mild May afternoon and an August peak far better than single-stage equipment.
  • Address attic insulation and duct sealing before sizing. Both reduce the required capacity and lower the equipment cost.
